Many people wonder if they can buy or rent a boat slip on Lake Minnetonka for the season—and the answer is yes you can buy or rent boat slips on Lake Minnetonka Bays—but you really have to know what you are doing. Much of the price whether buying or selling will depend on the location of the slip, how big a boat the slip can accommodate, whether or not the slip is covered, whether or not it is protected, whether or not there is parking nearby.

What is a boat slip on Lake Minnetonka Worth?

In recent years, I have seen slips and dock rights trade hands for as little as $40k upwards of $125k. Premiere locations and sizes of boat slips may command upwards of $200,000, given the right circumstances. These slips have been both on and off Lake Minnetonka, and have been for easements, for small parcels of land adjacent to waters with covered slips, my own 5 foot wide parcel on Medicine Lake which made the front page of the Star Tribune, and more.

Rentals on Lake Minnetonka range from $1,700 for a small fishing boat to $10,000 (so I hear) to be in front of 6Smith and the Boatworks on Wayzata Bay with a 40+ foot boat. Many different marinas and organizations including municipalities rent slips on Lake Minnetonka as well – Wayzata, Excelsior, Mound—which has an entirely different program known as the Commons.

Every year it seems to be a mad scramble to find a boat slip—each property owner seems to want to bump the rent a bit, and every year the boat slip renter tries to find a little better deal than last year.

I was recently interviewed for a piece on the Southways Estate on Lake Minnetonka by a national real estate firm, as one of the most trusted resources for Lake Minnetonka Real Estate. Within the article, the quote I was credited with indicated the I stated that the house was one of the wealthiest in the area. While it’s an honor and a privilege to be quoted in a national publication, I believe that I was mis-quoted in this case.

Regardless, many people are torn up about the Pillsbury Mansion coming down, and I don’t blame them. I had the opportunity to take a boat ride during a showing on Monday, the 27th of August and see the structure prior to being town down. Upon arriving at the office on Tuesday morning, word was spreading quickly via social media that the cranes were demolishing the storied and elegant home at a record pace–and that the property had been transferred from the Jundts to a new LLC.

While there is little demand for outdated gigantic homes on Lake Minnetonka, there is today a huge appetite for premiere building sites and vacant lots.  Stay tuned for more info on the Southways estate and all things Lake Minnetonka.

In case you hadn't noticed, 2018 has been super crazy for the amount of luxury listings on Lake Minnetonka including the Southways Estate, at 1400 Bracketts Point Road, 3770 Northome Road in Deephaven, 3465 County Road 44 which is known as the Hawk's Nest and another very expensive property that was listed today at 578 Harrington Road in Wayzata which includes Spirit Island on Lake Minnetonka.

Spirit Island and Lookout Point are such interesting properties, part of the original Harrington Estate on Wayzata Bay and really a Trophy Property as far as Lake Minnetonka Real Estate goes. The home was built in 1975,  has 5,842 square feet, and is situated on 3.61 acres of land with Spirit Island immediately to the south of the property. The listing notes indicate that the property includes a 1/12 interest in Spirit Island, one of the most prominent and well known features on Lake Minnetonka.

Other features include: 461 feet of lakeshore on Wayzata Bay, 180 degree views from the east to the west, a private pool and lakeside seating areas, and a guest house.
