Minnesota › Hennepin County › Wayzata › Wayzata School District › Homes

Wayzata Public Schools, Independent School District 284, serves a broad area of the western Minneapolis suburbs. Despite the name, homes assigned to the district are by no means limited to the City of Wayzata. Much of Plymouth, portions of Medina, and parts of other neighboring communities fall within its boundaries. That gives buyers a considerably wider range of housing choices than a search confined to Wayzata city limits.
The district's academic programs, athletics, music and other extracurricular activities are important considerations for many households. But there are practical real estate questions as well: the location of a home within the district, its assigned schools, the commute to work, and the kind of neighborhood a buyer wants to live in.
In Wayzata itself, the housing choices include older homes on established streets, residences near downtown and Lake Minnetonka, and newer construction on redeveloped lots. Ferndale Road and the surrounding neighborhoods have a history and character quite different from the newer subdivisions found farther north and west.
Plymouth offers an extensive selection of single-family homes, from established two-story neighborhoods and ramblers to larger properties and new construction. Medina offers yet another setting, with subdivisions, wooded parcels and homes on more generous lots in some areas. In each case, the school district may be the common starting point, but the neighborhood and property deserve consideration on their own terms.

School district boundaries do not necessarily follow city or ZIP code boundaries. Two homes with the same mailing city may be served by different school districts. Even within District 284, elementary and middle school assignments can vary by address. Before making an offer based on a particular school, confirm the property's current assignment directly with Wayzata Public Schools, along with any enrollment or boundary changes under consideration.
For buyers comparing homes, I also look beyond the school district designation. Lot size, the age and condition of the house, the surrounding streets, access to parks and trails, and proximity to daily necessities all matter. A home that is well suited to one family may be less practical for another, even when both addresses fall within the same district.
The listings below are for single-family homes in Wayzata School District 284, not simply homes located in the City of Wayzata. They provide a useful starting point for comparing houses across the district. If you want to broaden your search to other property types, visit the Wayzata School District real estate page.

I've worked with buyers and sellers throughout Wayzata, Plymouth, Medina and the surrounding communities. If you're considering a move within the district, or relocating here for the first time, I'd be glad to help you compare the homes and neighborhoods that fit what you're looking for.
