The story begins in 1906, when Edmund J. Longyear — the celebrated mining entrepreneur whose explorations helped shape America's Iron Range — founded a gentleman’s farm he called Rose Farm. Like many estates of the time, it was a place of beauty and purpose, operated for pleasure rather than profit. On its rolling grounds, Longyear built a commanding 10,000-square-foot Dutch Colonial home with two wings, situated along the tranquil shores of South Upper Lake Minnetonka. The George F. Cook Construction company built the home for approximately $18,000 at the time according to George F. Cook III. A new barn was also raised, establishing the agricultural heart of the estate. In 1926, George Nelson Dayton and Grace Dayton, seeking a summer retreat for themselves and their five young sons, purchased Rose Farm. It was George Dayton who renamed the estate Boulder Bridge Farm — honoring the stone arch bridge on the property and capturing the enduring nature of the place.

The Belgian draft horses, Tennessee Walkers, and prize-winning Guernsey dairy cattle were cared for in immaculate stables and barns. The farm’s operation reflected the Dayton family's hallmark values of excellence, discipline, and quiet grace. Farmhands, dressed in crisp white uniforms, milked cows by hand, maintained immaculate grounds, and bottled fresh milk that was ferried daily to the Dayton Tea Room atop the family’s iconic department store in Minneapolis.

Saturday mornings brought a ritual of horseback rides around the estate, with Tennessee Walkers saddled and ready at the appointed hour. Sundays, however, were kept sacred. No chores disturbed the day — a reflection of the family's deep faith and respect for rest.

The Transition: From Private Estate to Private Community

By the mid-20th century, as Minnesota changed, so too did Boulder Bridge Farm. In 1976, real estate developer Thomas Wartman purchased approximately 90 acres of the estate. With careful planning, the land was thoughtfully transformed into the Boulder Bridge neighborhood — preserving much of the estate’s original spirit.

Today, Boulder Bridge features 44 luxury homes woven into 20 acres of common land.
