Top 10 Most Expensive sales on Lake Minnetonka for 2022
It's the first week of January 2023 as I write this blog post about the most expensive home transactions on Lake Minnetonka for the year 2022.
How big were the homes?
On average, the homes had 4.5 bedrooms, 6 baths, a large footprint at 8,518 finished square feet and a 2.42 acre lot. Days on market averaged 102, the price per square foot was approximately $808 for the structure and the price per foot for the lot translated loosely to $96.
The least expensive home on the list was advertised for $4,000,000 and traded at $4,124,817. The most expensive home traded was listed for $10,000,000 and traded for $9,000,000. The largest home on the list was 2825 Little Orchard Way at 16,078 square feet and the smallest was 3,292 square feet at 20590 Park Place, which in reality was a new build opportunity with a modest structure from the year 1900, a .72 acre lot and 100' of level lakeshore.
Where were they located?
The top 10 most expansive transactions of the year spanned a number of communities on the Lake including 3 in Orono, and two in Deephaven. Other communities with entries on the Top 10 lakeside transactions included Wayzata, Woodland, Tonka Bay, Shorewood, and Mound.
Two of the properties were located on Grays Bay, two were located on Maxwell Bay, one was on the main body of the lower lake with views of Big Island, two were on East Upper Lake on the west side of the Narrows Channel, and one straddled St. Louis Bay and Carsons Bay.
